Terms and Conditions

Scruten helps people review property documents and understand risks before they buy or rent a property. We offer one plan:

• Scruten One – ₹399 for one property. An AI-based due diligence assistant: you upload the property's documents and chat with the AI to understand what the documents show, what is unclear, what questions to ask, and what needs a professional.

• The AI chat and automated reports are guidance and risk assessment only. They are not legal advice.
• AI output is based on the documents and information you provide and may contain errors or miss issues. Always verify important points.
• We do not guarantee the authenticity, accuracy, completeness or legal validity of any document, title or property.
• Government database checks depend on the availability, accuracy and completeness of those government sources. Some records may be unavailable, outdated or incorrect, and we are not responsible for errors in government records.
• We do not perform physical inspections of any property.

• Advocate consultations and legal opinions are not part of Scruten One. On request, we may refer you to an independent advocate enrolled with a State Bar Council in India.
• Any engagement with a referred advocate, including their fees, is directly between you and the advocate. The advocate gives advice in their own professional capacity and is responsible for that advice. Scruten and web3Crafters are not a law firm and do not practise law.
• You are free to consult any other lawyer of your choice.

• Scruten One is a one-time payment of ₹399 for one property, valid for 1 month from the date of purchase. It does not renew automatically.
• Access to the Service for that property ends at the end of the validity period.

• You confirm that you have the right to upload and share the documents you submit.
• You will provide clear, complete and genuine documents and accurate information to the best of your knowledge.
• You will not use the Service for any unlawful purpose, or upload documents that are forged or that you are not authorised to share.

• Prices are shown at checkout and are inclusive of applicable GST.
• Payments are processed securely through our payment partner (Razorpay). We do not store your card or bank details.
• Refunds are governed by our Refund and Cancellation Policy.

To the maximum extent permitted by law, we are not liable for any loss or damage arising from decisions you make based on the Service, including any property transaction. In any case, our total liability for any claim related to the Service is limited to the amount you paid us for the property concerned.

All content, design, reports, software and branding on scruten.com belong to web3Crafters. Reports are for your personal use and may be shared with your family, lawyer or advisors, but may not be resold or published.

We may update these Terms from time to time. The updated version will be posted on this page with a new "Last updated" date.

These Terms are governed by the laws of India. Courts in Bengaluru, Karnataka shall have exclusive jurisdiction over any dispute.
